Calgary’s condo market is facing a harsh correction. Pre-sale buyers are taking possession of units that are now worth far less than they paid—some developments are even selling newer units cheaper than original buyers’ contracts. With rising inventory, reduced immigration, higher rates, and overbuilt condo stock, many owners are stuck in homes they can’t live in, rent, or easily sell.
